La Baia is a two-tower waterfront development on East Bay Harbor Drive, East Island. South spans two buildings at 9201 and 9221 E Bay Harbor Dr, delivered in 2024. North at 9481 E Bay Harbor Dr is also now listed on the MLS. Both buildings are actively in the market as of early 2026 — which changes how to think about the decision between them.
South has developed into one of the more active resale addresses in BHI new construction. A significant number of units across both South buildings are currently listed, covering 2-bedroom entries up through full penthouse floor plans. North is live but slower — multiple listings have been on market for well over 100 days, and a number of units have been cancelled rather than closed. The two buildings are technically at the same stage now, but they are not performing the same way.
Two Buildings, Two Stages
South and North are both now active resale, but they are at different points in the cycle. South is the more liquid of the two — multiple units across a range of configurations, with relatively recent list dates and a track record of transaction activity since delivery. North has inventory on the market, but the absorption has been slow. Several listings have sat well past the 100-day mark, and the cancelled units — including some of the higher-priced configurations — tell you the ceiling is still being tested. Buyers have not yet validated North's upper pricing through closings.
Buyers who want optionality and relative liquidity should focus on South. North is new construction inventory with direct access, but the market signal so far is that buyers are being selective. There is no scarcity pressure being created by North at the moment — the inventory is there, and it is waiting.
How It Fits the Market
La Baia occupies a different segment of the BHI new development market than the boutique buildings — La Mare Signature, MILA, ALMA — or the amenity-focused THE WELL. More units means more supply, but also more price transparency and more options for buyers who want to compare within the same building. South in particular has developed a transaction history that smaller buildings won't have for some time.
