Bay Harbor Towers is a 44-unit waterfront project on the east side of Bay Harbor Island, designed by Kobi Karp with interiors by Stephen G and developed by PPG. The building is actively under construction — less speculative than a pure pre-sale, more de-risked than a project yet to break ground.

Building Overview

Every one of the 44 units has a water view. This is not the typical BHI scenario — most buildings in the market have some units without meaningful bay exposure. The floor plan structure runs east to west, which means natural light comes from both directions and the layout takes advantage of prevailing breezes. Residences range from 2/3-bedroom plus den configurations up to 4/5-bedroom plus den from 1,907 square feet, with a penthouse at 4,900 square feet that includes a second-level private pool deck and summer kitchen. Two bay units also include private pools and summer kitchens.

Thirteen boat slips are available in the marina, accommodating vessels up to 50 feet. This is the largest slip capacity among current BHI new construction — meaningfully larger than what 9900 West offers (30-foot maximum) and a genuine amenity for buyers running offshore boats or larger cruisers. The rental policy allows a 6-month minimum lease. Most comparable BHI new construction buildings require a 12-month minimum. Kobi Karp is now the architect on at least four Bay Harbor Islands new construction projects: La Mare (both buildings), Bay Harbor Towers, and the newer MILA and ALMA projects by Islands Development Group. Their work on Bay Harbor Towers reflects the east-side island character — a quieter residential setting than the main commercial strip, where the architecture doesn't need to compete for attention the way it might on a busier corridor.

Stephen G is a Miami-based interior designer whose palette tends warmer than the cooler, more European-influenced interiors of Meyer Davis or Debora Aguiar. His work here suits the east-side island context — residential comfort over hotel lobby spectacle. PPG is the developer. They are less prominent nationally than Related Group or Terra, which is worth noting for buyers who do due diligence on developer track records. It is not a disqualifying consideration, but it's worth asking the right questions about the development entity's project history before committing.

Serious boaters are a natural fit — the 50-foot slip capacity serves a user profile that most BHI buildings simply cannot accommodate. Buyers who currently keep a boat elsewhere and want their residence and their dock in the same address will find Bay Harbor Towers one of the few options that works at this scale.

The 6-month rental minimum makes Bay Harbor Towers one of the more investor-accessible new construction buildings in Bay Harbor Islands. Buyers who plan to use the property part-time and lease it seasonally will find the policy more accommodating than competitors. This isn't primarily an investor building — the full-time resident buyer is equally well served — but the policy flexibility adds a use-case option that other buildings in the BHI portfolio don't offer.

Buyers comparing Bay Harbor Towers against La Baia North (also delivering around the same period, also Arquitectonica) are making a specific choice: east-side island character with larger slip capacity and 6-month leasing versus La Baia's slightly different waterfront position and longer track record as a completed south tower. That comparison is worth doing at the building level rather than on specs alone.

How It Fits the Market
